If you're thinking about buying or selling in the Elk Valley, the numbers can tell you a lot, as long as you know how to read them. Here's what the latest figures from the Association of Interior REALTORS® show for Fernie, Sparwood, Elkford and the wider Kootenay region, and what I think they mean for you.

*All changes below are compared with September 2025 unless I say otherwise*

The Big Picture: The Kootenay Region Is Bucking the Trend

Across the Association of Interior REALTORS® as a whole, residential sales were down 8.0% in September. The Kootenay region went the other way:

  • 253 residential units sold, up 9.1%

  • $150.5 million in sales volume, up 10.7%

  • 1,823 active listings, up 1.6%

  • 418 new listings, down 4.1%

In other words, more homes sold and more money changed hands, while the number of homes on the market stayed about the same. The Kootenay was one of only two regions in the Association to see sales rise this month.

Kootenay Region by Property Type

Single-family homes (excluding lakefront and acreage)

  • 130 sales, up 15.0%

  • Benchmark price of $638,300, up 5.0%

  • Homes took an average of 75 days to sell, 9.0% faster than last year

  • 864 homes available, essentially flat (down 0.2%)

Townhomes

  • 17 sales, up 30.8%

  • Benchmark price of $503,200, down 3.1%

  • 58 days to sell, 43.5% faster than last year

  • 119 homes available, up 12.3%

Condos and apartments

  • 29 sales, down 9.4%

  • Benchmark price of $358,700, up 13.8%

  • 83 days to sell, 6.3% slower than last year

  • 172 homes available, down 5.5%

What stands out: single-family homes are selling faster and at higher prices, townhomes are moving quickly with more choice for buyers, and condo prices have climbed sharply even though fewer changed hands.

A quick note on "benchmark price": it's the estimated sales price of a typical property in that market, which makes it more reliable than an average when only a handful of homes sell in a month.

Fernie

  • Single-family: 6 sales (down 14.3% from last year), with a benchmark price of $1,057,200, up 4.7%

  • Townhomes: 1 sale, with a benchmark price of $610,600, down 2.8%

  • Condos and apartments: 1 sale, with a benchmark price of $601,300, up 12.2%

  • Fernie Rural (reported separately by the board): 1 single-family sale, 3 apartment sales with a benchmark of $487,900 (up 30.2%), and a townhome benchmark of $710,500 (up 0.4%)

Fernie is the most expensive market in the region by a wide margin. The single-family benchmark of $1,057,200 is roughly two-thirds higher than the Kootenay region as a whole ($638,300). Prices are still edging up, with the single-family benchmark rising 4.7% over twelve months.

What it means: if you're buying in Fernie, expect to pay for the location and the lifestyle, and be ready to move when the right home comes up. If you're selling, prices are continuing to climb, but with so few sales each month, how a home is priced and presented makes a big difference.

Sparwood

  • Single-family: 5 sales, with a benchmark price of $570,400, up 0.4%

  • Condos and apartments: 2 sales (down 33.3%), with a benchmark price of $217,500, up 18.8%

Sparwood's single-family benchmark is about $485,000 below Fernie's, and about 11% below the Kootenay region overall. Single-family prices are holding steady, while apartment prices have risen strongly from a low starting point.

What it means: Sparwood can be a practical option for buyers who want more home for their money, with Fernie only about 20 minutes away.

Elkford

  • Single-family: 4 sales (up 100%), with a benchmark price of $471,700, up 0.7%

  • Condos and apartments: 1 sale (down 50%), with a benchmark price of $148,200, up 19.3%

Elkford is the most affordable of the three towns, with a single-family benchmark roughly $585,000 below Fernie's. Prices have been stable, and sales doubled from last September.

What it means: Elkford suits buyers who want an outdoor lifestyle at a lower entry price, and first-time buyers looking for a way into the market.

A Word of Caution About Small Numbers

In towns this size, a single sale can swing a percentage dramatically. Elkford's "up 100%" is the difference between 2 sales last September and 4 this September. Fernie's "down 14.3%" is 6 sales versus 7. That's why I put more weight on the benchmark prices than the sales counts when I'm describing where each market is heading. A single month is a snapshot, not a trend.

What About Elko and the South Country?

Elko, Baynes Lake, Grasmere, Jaffray and the Lake Koocanusa area aren't reported separately in the board's monthly statistics. The best guide is the Kootenay regional picture above, which shows firm demand, with single-family and condo prices both up from last year.

Locally, the market is different in character: a mix of lake-area homes, rural properties and vacant land, with fewer sales and more variation from one property to the next. If you're curious what a specific property or area is worth, I'm happy to pull comparable sales for you.

What This Means for Buyers

  • Single-family homes are selling in about 75 days across the region, so you usually have time to be thoughtful, but the best-priced homes still go quickly.

  • Townhomes have more choice and sell fast. Inventory is up 12.3% and days to sell are down sharply, which makes them a strong option for first-time buyers.

  • Condo prices have risen quickly, so don't assume they'll stay cheap.

  • Get pre-approved first so you can move when the right home appears. My first-time buyer guide walks through the whole process.

What This Means for Sellers

  • Pricing matters more than ever. With benchmark prices rising in most categories but sales counts small, a well-priced, well-presented home gets attention.

  • Condo and apartment owners have seen strong gains, and it may be a good time to find out where you stand.
